When it’s time for a kitchen remodel, it never hurts to consider which areas to focus on and what the current trends are so you can increase your home resale value.

If you’re planning to do any remodels or projects specifically in order to increase the resale value of your home on the housing market, there are some projects that are more effective than others. There are some rooms that prospective buyers expect to see remodeled and updated. Most buyers don’t expect the bedrooms to be remodeled, simply to be clean and nice. Kitchens and bathrooms, however, they expect to be up to date with improvements and upgrades. If the kitchen is on your list, focus on these areas in your kitchen remodel to increase the value of your home.

Cabinets and Countertops

The cabinets and countertops are the first place that you should start. Whether they are around the room or make up a kitchen island, they should look clean and nice. If they are super outdated or broken, you could replace all of the cabinets. If the structure of the cabinets is sound, you could either replace or just refinish the cabinet doors. Doing that will make the whole room look new without a massive cost. 

Flooring

Another thing that prospective buyers look for in a home, especially in the kitchens and bathrooms, is the flooring. If your current kitchen flooring is tile, you can update the whole look of the room by redoing the grout. You can simply re-grout the floor with the same color and style, or you can change it up with something striking and new (like colored grout). If you’re completely replacing the floor, do your buyers a favor and choose low-maintenance options for the flooring and anything else that you replace. 

Kitchen Island

If you don’t currently have an island in your kitchen, you can increase the value of your whole home by adding one (as long as there is enough space or you can expand to have enough space). Kitchen islands provide incredible prep, organizing, and storage space. 

Seconds

Another good use for that island if you install one is to house a second sink. In fact, if you have enough space to add seconds of several kitchen essentials, it can make the kitchen much more user-friendly. These include things like the already mentioned sink, a second oven, an extra small specialty fridge, and more. These are costly investments, but they will definitely make the kitchen stand out and increase your resale value.
